ABOUT HILLCREST EQUITIES
Hillcrest Equities was founded by Steve Shellenberger in 2008 following a long history in the shopping center business. Committing its own capital to each project, Hillcrest Equities has over 30 years’ experience investing, leasing, and managing over one million square feet of retail real estate. The company has successfully developed or acquired shopping centers, single tenant properties, and land, and focuses primarily in Texas markets. The focus is on generating current income and capital gains for investors from properties where the company's expertise can add value.

About Our Founder
Steve Shellenberger founded Hillcrest Equities in 2008 and serves as the manager of the company. Steve directs the acquisitions and development efforts of the company, drawing on over thirty year of commercial real estate experience.
In addition to founding Hillcrest Equities, Steve is also a partner in Maclay Properties Company, a shopping center leasing and management company founded in 1974.

ACQUISITION CRITERIA
Unanchored Strip Shopping Centers
Our strategy for unanchored strip shopping centers is to buy or develop great locations near major traffic generators with good access in growing markets. Primary consideration will be given to those properties that are seasoned or which have rental rates below the average for the market area.
Single Tenant Net Leased Properties
We are looking to opportunistically develop and/or purchase single tenant net leased properties for credit worthy retail/restaurant companies. Although the primary focus is the credit of the tenant; of equal importance is the quality of the location, household incomes in the market area, population growth, and ingress/egress among other factors.Anchored Shopping Centers
Our overall strategy for anchored shopping centers is to purchase solid, well-located grocery anchored or power centers with viable anchor tenants and upside potential at pricing below replacement cost.OUR

STRATEGY
Hillcrest Equities invests in properties containing a core of established tenants providing existing cash flow which can be increased over time. We then add value over the holding period by actively managing and leasing, upgrading remaining tenancy, and improving the visual appeal of the property when necessary.
MANAGEMENT PARTICIPATION
- Makes a monetary investment in every property
- Signs on the acquisition or development loans
- Is actively involved in the day to day management of the property throughout the holding period.
- Only receives a participation in the profits once the investment returns are achieved.
